Cassels Strata offers the following services to Property Owners.

Administration:

Insurance management (when appointed as insurance agent)
Ensuring adequate insurances are effected for the body corporate including
Building and common contents
Public liability
Office bearer’s liability
Fidelity guarantee
Machinery breakdown
Catastrophe insurance
Workers compensation (where required)
We will obtain competitive insurance quotations each year for renewal and pay the premiums for same
We will also lodge and follow up body corporate insurance claims
Facilitate quotations required for:
Sinking fund forecasts (insurance valuations)
Fire safety compliance (workplace health & safety inspections)
Insurance valuations
Implementation of by-laws and decisions of the body corporate and the committee, including issuing:
Notice of Continuing Contravention of By-Laws
Notice of Future Contravention of By-Laws

Financial:

 
Open, maintain and operate the body corporate bank account
Invest surplus funds in term deposits, with approval from the body corporate
Maintain a computerised ledger including monthly postings and bank reconciliation
Prepare a balance sheet
Prepare administrative and sinking fund statement of accounts
Prepare quarterly financial accounts on a cash basis to be forwarded to the Committee on a quarterly basis (if requested)
Issue monthly status reports to the committee
Prepare accrued annual financial statements for auditors and owners at the AGM
Prepare the annual statement of accounts to be presented to an auditor, where an audit is requested
Prepare draft annual administrative and sinking fund budgets for consideration at budget committee meetings, followed by presentation to the owners at the AGM
Issue levy and other contribution notices
Receipt and bank levies
Issue notices of overdue levies within seven days after due date for payment
Undertake weekly payments of all accounts as authorised by a nominated representative of the body corporate

Secretarial:

 
Convene and attend the AGM Convene and attend Committee meetings
Prepare and distribute AGM notice plus and committee meeting notices Call nominations for the body corporate committee
Provide boardroom facilities at our offices for meetings, if required Maintain rolls and registers
